Overview
Winterizing prevents frozen pipes, critter damage, and other cold-weather problems. Complete all steps in order before the last departure of the season (typically late October / early November).
Critical
Failure to properly winterize can result in burst pipes and significant water damage. Follow every step carefully.
Water System Shutdown
Turn off the well pump
Locate the well pump breaker in the electrical panel (labeled "Well Pump"). Flip it to OFF.
Shut off the main water valve
Close the main shut-off valve in the utility closet. Turn the handle perpendicular to the pipe.
Open all faucets
Open every faucet in the cabin (hot and cold) to drain the lines. Include the outdoor spigot.
Flush toilets
Flush each toilet to empty the tank and bowl. Sponge out any remaining water.
Add antifreeze to drains
Pour 1 cup of RV antifreeze (non-toxic, pink) into each drain: sinks, shower, tub, toilet bowl. This prevents the P-traps from freezing.
Turn off the water heater
Switch the water heater to OFF. Close the water supply valve to the heater.
Heating
- Set the thermostat to 55°F (13°C) — this keeps the cabin above freezing without wasting energy
- Make sure all heating vents are open and unblocked
- Check that the furnace filter is clean
Never turn the heat completely off in winter. Keeping a minimum temperature prevents condensation, mold, and frozen interior pipes.

Final Walkthrough
Before locking up, do a final lap through the cabin:
- All water is drained and antifreeze is in traps
- Thermostat set to 55°F
- All windows and doors locked
- No food left out
- Lights are off (except any on timers)
- Lock the deadbolt and check it
