Water Heater

Water heater operation and temperature settings

Location

The water heater is in the utility closet near the back entrance.

Temperature Setting

The water heater should be set to 120°F (49°C). This is pre-set and should not need adjustment.

Do Not Adjust

Do not change the temperature setting unless instructed. Higher temperatures waste energy and pose a scalding risk.

Turning On/Off

Turning On (Arrival)

  1. Locate the water heater in the utility closet
  2. Check that the water supply valve is open (handle parallel to the pipe)
  3. Set the power switch to ON
  4. Wait 30–45 minutes for the water to reach temperature

Turning Off (Departure)

  1. Set the power switch to OFF
  2. Leave the water supply valve open (unless winterizing)

Troubleshooting

| Problem | Cause | Fix | |---------|-------|-----| | No hot water | Power switch is off | Turn on the power switch | | Lukewarm water | Tank not fully heated | Wait 30 minutes after turning on | | Water too hot | Temperature set too high | Check thermostat (should be 120°F) | | Leaking | Pressure relief or fitting | Contact property manager immediately |

If you notice water pooling around the water heater, turn off the power switch, close the supply valve, and contact the property manager right away.
